The new Zephyr Lane Elementary School campus consisted of preconstruction and construction services of a 46,000 sf K-6  school which sits on a 14-acres in Southeast Bakersfield.

This new Elementary School was bid out as a site built project and as a permanent modular slab-on-grade building.  All architectural elements and systems including it’s high performance design was included in the permanent modular bid for an “apples to apples” comparison.  The decision to incorporate permanent modular buildings into the original design was a cost savings of over $700,000 to the District.

A feasibility study was conducted on two delivery methods for three back-to-back classroom wings:  Modular delivery and Site Built delivery options.  The primary objective was to deliver a cost effective project without compromising the project’s original design.  Plans and specifications were assembled proposing the use of both delivery methods.  The project was then bid out and it was determined the modular option reduced the initial budget.  Upon project completion, the decision to utilize modular buildings exceeded the District’s expectations.
