Project Manager

1.  Responsibility

Manage the timely commencement and completion of construction projects, to specified levels of quality, within established price, for a predetermined profit.This position reports to the Vice President - Construction

2.  Tasks

  • Oversee the development, monitoring and updating of the project schedule
  • Project Superintendent will create and update the project schedule when a superintendent has been assigned to the project.  If no superintendent has been assigned, the Project Manager will create the schedule.
  • Monitor and manage project quality.
  • Monitor, optimize and report on project costs.
  • Manage changes to time and/or cost.
  • Monitor, promote and report on progress.
  • Prepare Bid Packages.
  • Review proposals and prepare associated subcontracts.
  • Review and approve requests for payment.
  • Review and approve all invoices on projects.
  • Facilitate the timely resolution of design conflicts, errors and omissions.
  • Manage construction resources.
  • Coordinate progress meeting with the project superintendent.
  • Assist in development and presentation of proposals
  • If within the project scope, manage design and engineering.
  • If within the project scope, prepare and update project budget estimates.
  • If within the project scope, define and prepare project bid packages.
  • Promote a positive relationship between the corporation, clientele, employees, subcontractors, suppliers and the community.
  • Other tasks as assigned.

2.  Performance Measurement

Complete the project on time within the established price, meeting the specified quality requirements and to the satisfaction of the client.

Construction Superintendent

The Construction Superintendent oversees all construction activities, and coordinates the work of all trades.  The position maintains quality control throughout the course of the project all while keeping the project on schedule. Knowledge of plans and specifications is a must.  Basic computer skills are required.  This position requires the ability to work with a diverse team, while achieving all goals of the construction project. The Construction Superintendent must be able to be trained to build and update a computerized construction schedule. 

Duties

1. In charge of all Colombo Construction employees and equipment on the project.

  • a.Responsible for the work, workmanship, and safety of Colombo Construction employees on the project.
  • b.Responsible for the protection (from loss or damage) and daily maintenance of Colombo Construction equipment.
  • c.Report any dangerous or defective equipment to the general superintendent, including any tools or vehicles.
  • d.Responsible for holding safety meetings weekly.

2. Responsible for coordinating with general superintendent for temporary power, water, phone, fencing, toilets, and office; office equipment, supplies, and furniture; manpower and equipment.

3. Responsible for coordinating scheduling and workmanship of all prime contractors, subcontractors and suppliers on the project.

4. Responsible for oversight of prime contractors’ and subcontractors’ safety measures on the project.

5. Work with the project manager to keep him/her informed of all changes to the plans, construction, schedule, and/or cost to the project.

6. Review Bid Packages with Project Manager and advise on their scope.

7.Review shop drawings/submittals.

8. Coordinate with and supervise work of the Project Engineer when a PE is assigned to the project.

9. Create and update construction schedule.

10. Responsible for keeping as-built drawings up-to-date, throughout the project and compiling as-built drawings from subcontractors upon completion of the project.

11. Coordinate with Administrative Assistant on all documentation for the project.

12. Coordinate and conduct Owner and Contractor progress meetings.

13. Responsible for writing RFI’s (Request’s for Information) when information is needed from Owner/Architect/Engineer, etc.

14. Responsible to see that all approved change orders are carried out and completed.

15. Ensure encroachment permits are obtained and inspected for any items requiring encroachment permits (any offsite work, street, sidewalks, etc.).

16. Ensure inspections are called for and signed off as required.

  • a.Be sure final inspections are signed off by the City, County, Fire Dept., Planning Dept., Public Works Dept., Health Dept., etc. as required.

17. Ensure that USA (Underground Service Alert) has been notified 2-days prior to any digging/excavation on the jobsite or in the street. (There is no minimum depth for calling USA).

18. Contact and coordinate with utility companies for permits, applications, service and schedule.

19. Coordinate with Owner/Architect/Inspector for final job walk and punch list.

20. Forms to be filled out by the superintendent:

  • a.Time cards (weekly)
  • b.Daily Journals (daily)
  • c.Daily Reports (daily)
  • d.T & M (Time & Material) sheets, weekly on all projects.
  • e.Safety Meeting Reports (weekly).
  • f.Prepare construction schedule and update as needed.
  • g.Pay request percentages (monthly)
  • h.Field Work Directives (FWD) as needed
  • i.RFI’s (Request’s for Information) as needed

19. Other tasks as assigned.


Project Engineer

1.  Responsibility

Professional appearance & demeanor. Coordinates all work with the assigned project(s) with the Project Manager and/or Superintendent.  Reports directly to the Superintendent and Project Manager

2.  Tasks

  • Proficiency in Microsoft Word & Excel.  
  • Record modifications and clarifications to contract documents on Electronic Record Sets of plans and specifications.
  • Establish List of Required Submittals based on Plans and Specifications.  Track Submittals for timely submission.
  • Evaluate Submittals, Samples and Shop Drawings for compliance with Plans and Specifications.
  • Log and distribute submittal data and drawings.  Maintain related files and logs.
  • Record in log which Prime Contractors are on site each day per daily reports.  Create daily reports in electronic format.  Document work progress via daily reports and photos.
  • Coordinate project closeout.  Compile guarantees and operating/maintenance information.
  • Log and distribute drawings and specifications.  Maintain related files and logs; must be able to lift 15 pounds.
  • Evaluate Requests for Information for validity, clarity, and cost impacts.
  • Evaluate Requests for Changes for entitlement and costs.
  • Type and distribute requests for proposals or quotes.  Maintain request logs.  Ensure timely responses to requests.  
  • As assigned, type and distribute bid packages.  Solicit proposals and quotes for individual packages.  Record and summarize bid results.
  • Maintain and update Project Schedule and Budget.
  • Other tasks as assigned.

2.  Performance Measurement

Accurate complete and orderly logs; files and reports; timely completion of all assigned tasks.

Metal Building Erector/Ironworker

1.  Responsibility

Responsible for the assembly of pre-manufactured metal buildings.  Raise, place, and connect steel columns, girders, and other structural members to form completed structures.  Install exterior metal wall and roof panel systems, insulated metal panels and blanket insulation.  Install building accessories; doors, windows, roof skylights, vents and wall louvers.  Requires, High School diploma or equivalent and 2 years previous work related skills, knowledge or experience.  On the job training is available as well as opportunities for advancement.  Ability to communicate with employees and various business partners in a professional and courteous manner.  Able to understand oral and written communication. Able to meet physical requirements of the job. Knowledge of Lock out/Tag out Process. Industry knowledge of tools and ability to use hand and power tools.

  • Engage in morning safety tailgate meeting.
  • Help identify, mitigate, or eliminate hazards on the jobsite.
  • Be aware of the dangers associated with hazardous atmospheres.
  • Learn proper use and maintenance of various tools.
  • Follow all Safety policies and procedures.
  • Verify good working order of all equipment, tools, and machinery prior to use.
  • Clean up job site at the end of the day and ensure all equipment is properly secure.
  • Read specifications or blueprints to determine the locations, quantities, or sized of material required.
  • Unload and position prefabricated steel units for hoisting as needed.
  • Erect steel frames:  Connect columns, beams, girders, cee and zee secondary members with bolts, following blueprints and instructions from supervisors.
  • Assemble hoisting equipment or rigging, including cables, pulleys and hooks, to structural steel members, to ensure easy and safe movement.
  • Hoist steel beams, girders, or columns into place, using cranes or signaling hoisting equipment operators to lift and position structural steel members.
  • Using hand tools, pull, push or pry structural steel members into approximate positions for bolting into place.
  • Verify vertical and horizontal alignment of structural steel members, using plum bobs, laser equipment, transits, or levels.
  • Make sure all pieces are fitted properly and complete repairs as necessary.
  • Install Metal Panels - Roof and Wall Systems.
  • Install fiberglass insulation
  • Install, cut and trim to fit sheet metal trim and flashing.
  • Install building accessories; doors, windows, roof skylights, vents and wall louvers.
  • Must work at heights of 30 feet or higher above ground level.

2.  Performance Measurement

Physical Requirements:

Must be able to lift 50 lbs. and work outside for long periods of time.  All personnel are required to work in conditions where physical demands consist of the following:

    Raising and Lowering objects from one level to another.
  5. 5
    Carrying objects, usually holding it in the hands or arms, or on the shoulder.

Some of these physical requirements will range from seldom, to frequent, and to constant depending on the task.

This is  an entry level position meant to train an employee with no experience in Metal Building Erection.  The position works closely with experienced erectors to gain skills and knowledge for erecting metal buildings.  Virtually all training occurs on a jobsite during erection of metal buildings.

This position will generally learn the following skills:

Safe use of personal protective gear, hand tools, power tools, and equipment necessary for the erection of heavy steel members and steel sheet cladding of metal buildings. Raise, place, and connect steel columns, girders, and other structural members to form completed structures.  Install exterior metal wall and roof panels systems, insulated metal panels and blanket insulation.  Install building accessories: doors, windows, roof skylights, vents and wall louvers. Requires a High School diploma or equivalent.  Opportunities for advancement depending upon performance.

Administrative Assistant - Projects

1.  Responsibility

Professional appearance & demeanor. Exemplary customer service. Minimum 1-2 years prior general clerical work experience.  Proficiency in Microsoft Word & Excel. Minimum typing speed of 45 wpm.  Coordinates all work with the assigned project(s) with the Project Manager and/or Superintendent.  Reports directly to the Administrative Supervisor.

2.  Tasks

  • Type and distribute project correspondence.  Maintain correspondence logs and files.
  • Log and distribute drawings and specifications.  Maintain related files and logs; must be able to lift 30 pounds.
  • Compile and maintain subcontractor, vendor and key contact lists.
  • Type and distribute subcontracts and purchase orders.  Log status of same.
  • Coordinate project closeout.  Compile guarantees and operating/maintenance information.
  • Type and distribute prime contracts, subcontracts and purchase orders.  Log status of the same.
  • Monitor status of prime contractor and subcontractor insurance.  Ensure current certificates are on file.
  • Log and distribute submittal data and drawings.  Maintain related files and logs.
  • Type and distribute requests for proposals or quotes.  Maintain request logs.  Ensure timely responses to requests.
  • As assigned, type and distribute bid packages.  Solicit proposals and quotes for individual packages.  Record and summarize bid results.
  • Record in log which Prime Contractors are on site each day per daily reports.  Record daily reports in Procore.
  • Take meeting minutes.  Type and forward copies of minutes to all attendees.
  • Record modifications to contract documents on Record Sets
  • Place supply orders and order maintenance service on office equipment
  • Work on certified payroll documents if project is prevailing wage.
  • Other task as assigned.
  • When assigned to duties at the Main Office the following may also be required:
  • Cover Front Desk/Phones for Receptionist's breaks.
  • Pick up Kitchen as assigned (usually 1-week every 2 months).
  • Assist other Administrative Assistants as needed.
