Project Manager

1.  Responsibility

Manage the timely commencement and completion of construction projects, to specified levels of quality, within established price, for a predetermined profit.This position reports to the Vice President - Construction

2.  Tasks

  • Oversee the development, monitoring and updating of the project schedule
  • Project Superintendent will create and update the project schedule when a superintendent has been assigned to the project.  If no superintendent has been assigned, the Project Manager will create the schedule.
  • Monitor and manage project quality.
  • Monitor, optimize and report on project costs.
  • Manage changes to time and/or cost.
  • Monitor, promote and report on progress.
  • Prepare Bid Packages.
  • Review proposals and prepare associated subcontracts.
  • Review and approve requests for payment.
  • Review and approve all invoices on projects.
  • Facilitate the timely resolution of design conflicts, errors and omissions.
  • Manage construction resources.
  • Coordinate progress meeting with the project superintendent.
  • Assist in development and presentation of proposals
  • If within the project scope, manage design and engineering.
  • If within the project scope, prepare and update project budget estimates.
  • If within the project scope, define and prepare project bid packages.
  • Promote a positive relationship between the corporation, clientele, employees, subcontractors, suppliers and the community.
  • Other tasks as assigned.

2.  Performance Measurement

Complete the project on time within the established price, meeting the specified quality requirements and to the satisfaction of the client.

Construction Superintendent

1.  Responsibility

Under moderate supervision, provides daily oversight, observations, and supervision of construction functions on an assigned project to execute the project schedule, minimizing delays, and ensuring the project is completed in a timely, safe, and cost-effective manner. Reports daily activities to Project Manager, provide notifications or corresponds with contractors as necessary, review and distribute submittals, Requests for Information (RFI), and Change Orders (CO), work closely with Inspectors, and ensures quality control of the construction processes, in accordance with the Company’s policies and procedures.

2.  Tasks

  • Oversee and manage project schedule compliance.
  • Document daily progress and manage workflow documents.
  • Perform site safety and contractor compliance observations and follow up on any concerns or issues.
  • Maintain compliant safety protocols on the job site and conduct safety inspections.
  • Ensure coordination of Contractors and conduct meetings, as needed.
  • Verify and track manpower on the job site.
  • Review submittals.
  • Identify and generate or review Requests for Information (RFI) for issues needing clarification.
  • Perform quality control of work in progress or completed.
  • Open jobsite daily for crews and contractors and set up worksite needs (office; hook up water; turn on generators; login to Procore).
  • Interview and hire crews, as needed.
  • Perform walk-around of the job site and work area to determine any concerns/issues.
  • Install Storm Water Pollution Prevention (SWPP) best management practices and project signage.
  • Review and respond to emails and telephone calls/messages.
  • Manage dust control throughout the day at the job site.
  • Check on any track out off site calls
  • Act as Owner representative on site, in their best interest.
  • Prepare for Contractors meeting (Tuesdays) and Owner’s meeting (Wednesdays)
  • Maintain vehicles, tools, and equipment in proper working order for use by crews.
  • Maintain contact with Project Manager to inform of daily status of project.
  • Create daily reports with project documentation.
  • Manage inspections and coordination with the Inspector Of Record (IOR).
  • Update Critical Path Method (CPM) schedule.
  • Coordinate and follow-up on material procurement.
  • Coordinate project Inspections with IOR.
  • Oversee and ensure framing is completed according to plans and specifications.
  • Oversee and ensure concrete pouring is completed according to plans and specifications.
  • Oversee and ensure formwork is completed according to plans and specifications.
  • Reliable attendance.

3.  Requirements

• Possess excellent communication skills, both written and oral, to effectively convey ideas.
• Adaptability and flexibility; open to change and accepting heavy workloads.
• Ability to multi-task and perform a variety of tasks quickly and with accuracy.
• Experience with or ability to learn various programs including, but not limited to Microsoft Office Suite of tools, Blue Beam, and Procore.
• Ability to effectively read and understand information contained in blueprints, plans, specifications, codes, and contracts, memos, reports, and bulletins.
• Ability to comprehend and to follow instructions, including verbal and written instructions from supervisor.
• Mathematical ability to calculate basic arithmetic and geometry problems without the aid of a calculator.
• Strong time management skills to meet deadlines.
• Foster interpersonal relationships which encourage openness, candor, and trust.
• Ability to operate various equipment/tools including computer, hand- and power-tools, motorized equipment, and vehicles, etc.
• Possess and demonstrate good judgment and discretion, dependability, adaptability, and punctuality.

Project Engineer

1.  Responsibility

Under limited supervision, provides project management ranging from daily field issues, trade communication, collaboration with Owner and design team to assure projects are kept on schedule and budget with appropriate documentation, and adhering to applicable safety and agency jurisdiction compliance and billing requirements. Manages the timely commencement and completion of the construction project to specified levels of quality, within the established price and time schedule, to achieve a predetermined profit, according to the Company’s policies and procedures.

2.  Tasks

  • Manage the timely commencement and completion of construction projects within established guidelines, providing daily oversight of the project and regular communication with Owners and Project Superintendents.
  • Coordinate and conduct Owner, Architect and Contractor kick-off and progress meetings.
  • Prepare project scope of work.
  • Manage daily field issues, including schedule review, and resolve any project-related problems.
  • Oversee multiple projects including all scheduling, billing, and correspondence.
  • Reconcile vendor invoices with vendor and Company Accounting Department.
  • Review and approve monthly billings and progress payments.
  • Review and approve requests for payment.
  • Review and approve all invoices on projects.
  • Assist the Site Superintendent, as needed.
  • Evaluate Requests for Information (RFI) and/or Requests for Quote (RFQ) for validity, clarity, and cost impacts and/or initiate RFQ or RFI, as needed.
  • Establish list of Required Submittals based on plans and specifications.
  • Track submittals for timely submission.
  • Evaluate submittals, samples, and shop drawings for compliance with plans and specifications.
  • Log and distribute submittal data and drawings.
  • Conduct meetings, including Owner-Architect-Contractor (OAC) and/or jobsite meetings with the Project Superintendent to coordinate progress; ensure completion of minutes from meetings.
  • Review and follow up on email
  • Trade Communications
  • Visit jobsites, as necessary.
  • Process Potential Change Orders (PCO) and Change Orders (CO).
  • Review bid packages, including proposals and prepare associated subcontracts.
  • Create, update, and monitor construction schedule.
  • Monitor and manage project quality.
  • Monitor, optimize and report on project costs.
  • Manage changes to timeline and/or cost.
  • Review and reconcile material purchases by overseeing vendor invoicing accounts.
  • Coordinate workflow with Project Team and Contractors.
  • Monitor, promote and report on progress of project.
  • Log and distribute drawings and specifications.
  • Manage Owner relationships and Design Team coordination
  • Coordinate with Administrative Assistant on all documentation for the project to ensure related files and logs are maintained for the project.
  • Coordinate with Owner/Architect/Inspector for final job walk and punch list.
  • Coordinate completion of project punch lists.
  • Manage outside contacts, including contacting USA (Underground Service Alert) to define areas on-site, and utility companies for permits, applications, service, and scheduling.
  • Coordinate project closeout.
  • Compile guarantees and operating/maintenance information.
  • Reliable attendance.
